What a find! On the Swinton Estate 6 miles from Ripon in lush rolling countryside this charming Grade 11 listed 17th century farm has opened its doors to the likes of you and me. Richard and Sarah (she's a seamstress and makes the curtains etc for amongst others, Swinton Park Hotel, he runs The Yorkshire Game company and farms) are warm, relaxed hosts and their occupations guarantee great textiles in the rooms and a brilliant breakfast! Bedrooms are supremely comfy, with gorgeous white bed linen and spotty fabric on window seats (ah, those views) and immaculate bathrooms. You've got your own cosy sitting room with an open fire and squashy checked linen sofas and a lovely light-filled breakfast room overlooking the long garden.
There's an amazing 13th century cruck barn to gawp at, those crazy little feather-footed hens that walk like Charlie Chaplin and provide your breakfast eggs and ponies to stroke. Sarah's a local lass and will point you to some fabulous walks from the door and a long list of birdlife to spot, including woodpeckers, nuthatches, kites and lapwings - some of which you'll see whilst you're enjoying a cuppa in the fabulous walled garden. Utter heaven.

Well placed: Pretty market town Masham is a short hop, and don't miss Ripon's wonderful Cathedral. It's a good place for a spot of retail therapy too.
Good grub: The Black Swan in nearby Fearby serves good value pub grub. Lockwoods in Ripon is a cracking cafe/bistro, friendly and relaxed and the Blue Lion at East Witton is one of our favourite food pubs.
